Leadership
Experience in leadership includes various small business start-ups as owner, senior project manager for thousands of wireless projects, rolls on various community, non-profit and government boards, club president and assistant governor for Rotary International, chairperson of Bishop Museum Association Council (10,000 members). Various leadership courses and programs completed including programs by Dale Carnegie Training.
project Management
Fifteen years experience as a project manager and certified as a Project Management Professional (PMP) since 2010(current through 2025). Self performed and/or managed from 30 to 400 projects concurrently. Managed 1000’s of projects over the last 15 years with budgets of $150k to $4m that included real estate, legal, site acquisition, land use, environmental, RF engineering, construction engineering, architectural drawing, and construction management components for Fortune 100/500 companies.
Communication skills
Clear and concise, both orally and in writing, to a broad audience of professional, technical and administrative personnel, in a diplomatic and tactful manner, and sufficient to serve as a productive member of boards, meetings, and working groups. wireless infrastructure
Twenty-five years industry experience. Developed, constructed, and maintained statewide paging network. Self performed or project managed cellular site infrastructure new builds or modifications on macro tower sites, small cells, oDAS, iDAS, AM/FM and satellite projects. Participated in locating site, landlord lease negotiations, zoning & permitting, site design and engineering, CAD drawings, environmental & regulatory approval, and construction management.
Real estate
Self performed or project managed negotiating thousands of new commercial leases, consents, and lease amendments. Starting from lease review, contacting landlord, lease negotiations, legal review, to parties signature and closeout. Personally own multiple residential rental properties. Managed residential property purchase, refurb, and resales at a profit. Participated in one international large resort land development project.
zoning & building permits
Self performed or project managed thousands of project zoning determinations, zonings filings, and building permit filings for wireless projects. Reviewed and redlined all drawings for client equipment configuration and jurisdictional requirements. Performed all hearing and community board presentations required for zoning approval. Completed applications, write-ups, photos, photo simulations, diagrams, and packaged with drawings for zoning submittal to jurisdiction.
entrepreneurship
Started, owned, partnered in various businesses. Company areas have included wireless paging and SMR systems, photography, software development, commercial equipment resale, FCC license harvesting, IT support and software sales, real estate rentals, real estate resales, and land development.
rf engineering
Engineered and maintained a Hawaii statewide paging network supporting 30,000 subscribers. Personally installed telco switch, network control, transmitters, microwave and satellite uplink backhaul and maintained the equipment. Planned RF paging network using propagation software and calculated simulcast delays for satellite and microwave backhaul. When supporting cellular carriers I worked closely with RF engineers to determine RF needs for new wireless sites and site modification projects.
it management
Planned and developed IT systems to support retail and wireless system operations in 5 locations including customer equipment activation and billing. Planned and developed IT systems to support a wireless call switch that supported 30,000 individual paging subscribers and communicated to 30 remote transmitter sites across the State of Hawaii via microwave and satellite backhaul. Worked closely with the billing application and switch developer to develop upgrades and improvements.
marketing
Successfully completed print, radio, direct mail, multi-level, and partnership marketing campaigns for the various businesses I have owned. On average spending $13k-$20k/month on media for Island page drove a subscriber base from zero to tens of thousands in a short time. One such radio campaign was “Captain Beep Beep” the paging super hero saving paging customers throughout the State of Hawaii.
accounting/finance
(BA Finance / MBA graduate) Personally maintained day-to-day accounting systems and general money management for my personal businesses including accounts payable/receivable, daily cash intake, inventory, and customer payment systems. As a project manager I was responsible for client pricing/bidding, billing, estimates, and internal project budgets.
efficiency expert
Always looking for efficiency with time and money. As a project manager efficiency can make or break a project. As a business owner, it can mean the success or failure of the business. As an entrepreneur, I always look for ways to complete tasks more efficiently. For example, on a 180 field site audit project where sites were spread across the State of Hawaii I designed an application that combined text, photos, and location data from auditors mobile devices into a final report that allowed the project to be completed in 1/3 the time.

Directly reported weekly to Fortune 100/500 clients such as Verizon, AT&T, Sprint, and T-Mobile. Generally managed 100’s of projects from multiple clients concurrently.
vendor management
As project manager sourced vendors, negotiated vendor contracts/pricing, managed work product, and product timelines.
community service
Serving the various communities I have lived in through leadership rolls, board seats, or simply participating to improve the community I have worked to negotiate lower long distance rates for my home town, start a library, start a charter school, chairperson for a 10,000 member museum, non-paying appointed government committees, and various projects local and international through my Rotary Club. One favorite activity was completing the FBI Citizens Academy in Honolulu, 8 weekly trainings to discover the inner workings of the FBI.
National Young Entrepreneur of the Year
Recognized by Small Business Administration as 1998 National Young Entrepreneur of the Year after moving from Ohio to Hawaii alone at the age of 23, successfully starting a telecommunication company from scratch and growing it to a multi-million dollar operation with multiple retail locations and 30,000 subscribers.
Ulupono Award for Community Leadership
Recognized in 2005 by Bernice Pauahi Bishop Museum for leadership as Chairperson of the Bishop Museum Association Council by leading the board and museum staff through various programs to expand membership and educate museum visitors.
